Our Fee Structure

     As a matter of routine, we will run and invoice each of the five project phases (described under "How we Handle Projects) separately, yet as an integrated project as far as billing is concerned as follows;

Phase #1:  Site Assessment and Analysis –
     will be done on a straight forward, standard hourly rate basis (see below) plus cost and expenses.

Phase #2:   Initial Concept Design Effort –
     Task a:  Design Effort – The process of creating and developing the governing design concepts and criteria for the home and the garden will be performed in concert with the client during one, or a consecutive series of intensive, "Concept Design Sessions" (Charrettes) on a negotiated, Flat Fee, "No Time Limit" basis.
     Task b:  All the "Concept Design Drawings"– and the "Initial, Overall Project Scope & Cost Criteria" document(s)  will be prepared on a standard hourly rate basis (see below) plus cost and expenses, if any.

Phase #3:   Preliminary [pre-construction] Design
    Will be performed on a standard hourly rate basis (see below) plus cost an
expenses, if any. 

Phase #4:  Final Construction Drawings, Specs, &  Documents –
    
to be run on  the same basis as Phase #3, above!

Phase #5:  Project Implementation - Contract Administration;
     to be run, like Phase #1, on a negotiated hourly rate basis.

Our Standard Hourly Rates are as follows:

Lead  Design  Architects     =$100.00
Civil & Structural Engineers =$  75.00
CAD and Drafting                 =$  50.00
       
Note:  When all is said and done, you'll  probably have paid us an average of $70.00 for each man-hour of work .

                                                    Comments:

     Please pardon us for pointing out that from your point of view this approach and fee structure, obviously, has a great deal of merit.  For one, it limits your risk.  If for some reason you feel it necessary to delay the project for a number of years, or to drop it altogether, you can do so at any time prior to Phase #5, without incurring any further financial exposure.  Second, as a result of our efforts under Phases #1 and #2, you will have gained, in our "As Found Site Drawing(s)", and/or the various "Concept Drawings",  extremely useful and valuable sets of documents that you can,  and undoubtedly will, put to good use later!   And, third, and most importantly, regardless of how long Task A. of Phase #2, the crucially important "Design" effort, may actually last, we will NOT stop that process until YOU are totally happy and fully satisfied with ALL of its results!
